The Santa Maria Ranch Home Owners Association (HOA) is currently in effect. The monthly dues are presently $30.00 for SMR I lots. There are currently no HOA fees for The Bluffs but are subject to road maintenance agreements and architectural guidelines. Dues are assessed every 6 months. The association is responsible for maintaining all open spaces and common areas within the developed project. The HOA is currently monitored and run by Incline Property Management (775-884-6176). 

The Home Owners Association is not responsible for maintaining any of the streets or regional park within the community. These areas are owned and maintained by Lyon County. This includes maintenance, irrigation and snow removal.

All plans for home construction must be submitted to the Architectural Guidelines Committee (AGC) for review and approval prior to construction and prior to building permit application submittal to Lyon County. The AGC monitors all plans and homes to ensure conformance to the Santa Maria Ranch CC&R’s. The CC&R’s are a legal governing document that every member of the community must abide by.
